Maintenance

At JNR Properties we aim to resolve maintenance issues as quickly and efficiently as possible. The easiest way to report and track any problems with your property is through your PropertyFile tenant portal.

Reporting Maintenance During Office Hours

If you experience a maintenance issue during our office hours (Monday–Friday, 9am–6pm), please log into your PropertyFile account and report the issue through the maintenance section.

PropertyFile allows you to upload photos and videos, helping our team understand the problem and assign the work to the appropriate contractor. Once reported, you can track the progress of the repair and see when a contractor is scheduled to attend your property.

The system may also provide guidance for common issues that tenants can easily resolve themselves, such as checking whether a fuse has tripped or whether the boiler pressure needs adjusting.

You are welcome to contact our office after submitting your request if you would like to discuss the issue further, but please be aware that all maintenance requests must first be logged through PropertyFile.

Please note that our landlords use preferred contractors, so tenants should not arrange repairs independently as you may be responsible for any costs incurred.

Emergency Maintenance Outside Office Hours

We understand that some issues may require urgent attention outside normal office hours.

If you suspect a gas leak, immediately contact
Wales & West Utilities – 0800 111 999

For a major water leak, contact
Welsh Water – 0800 052 0130

If you require an emergency locksmith, contact
Cardiff City Locksmiths – 07399 952 999

For any other urgent issues, please report the problem through your PropertyFile account and follow the emergency reporting instructions provided.

Please note that tenants may be responsible for false call-out charges if an emergency contractor is requested unnecessarily.
